Offer on new house accepted. Most excellent little Eichler with atrium and big wall of glass looking out onto the back yard. Much drama over the course of the day, with competing offers and the added distraction of the house next door to it (also a nice Eichler) coming on the market just a couple of hours before the time offers were being taken on the first one. Had to be investigated, of course. Happy with decision, in the end. Tired now.
